Myth: A registered sale deed means the title is clear. Fact: Registration records a transaction. It does not certify that the seller had the right to sell. Title comes from the chain of documents behind the deed, which is why a search is done separately and why it is done before an advance is paid, not after. General information only. This is not legal advice and no advocate-client relationship arises from it.

Myths your customers believe

Posts that correct a myth earn trust. Your plan includes them, with your business name attached.

Myth. A registered sale deed means the title is clear

Fact. Registration records a transaction. It does not certify that the seller had the right to sell. Title comes from the chain of documents behind the deed, which is why a search is done separately.

Myth. An oral agreement has no legal value

Fact. Many oral agreements are enforceable. The difficulty is proving what was agreed, which is why writing it down matters more than people think.

Myth. A legal notice means a case has been filed

Fact. A notice is a formal communication, often a required step before proceedings. It is not a summons and it is not a judgment, and reading it carefully within the time stated matters more than reacting to it.

Myth. Everything gets decided by a judge in a courtroom

Fact. A great many matters resolve through mediation, settlement or a properly drafted agreement. Court is one route, and frequently the slowest.

How to read a legal notice without panicking

  1. Find the date it was issued and the time limit it states
  2. List every document and event it refers to, in date order
  3. Take advice before replying, because an informal reply becomes evidence

Questions your customers ask

What documents make up a property title check?

Typically the chain of prior deeds, the encumbrance certificate, mutation and tax records, and any approvals for construction. The number of years of chain examined depends on the property and the state.

What should I do when I receive a legal notice?

Read it fully, note the date and the time limit stated, and gather the documents it refers to before responding. Do not reply informally over chat, and do not ignore the deadline.

What is the difference between a civil and a criminal matter?

A civil matter is between parties about rights and obligations, such as property or contract. A criminal matter is prosecuted by the state. The procedure, the standard of proof and the outcomes are all different.

Does a will need to be registered?

No. A will must be signed by the testator and attested by two witnesses. Registration is optional and can make proof easier afterwards, but it is not what makes a will valid.

What is a power of attorney and what does it not do?

It authorises someone to act on your behalf within defined limits. It is not a transfer of ownership, and a general power of attorney is not a substitute for a sale deed.

How long does a matter usually take?

That depends on the forum, the nature of the dispute and how contested it is, and anyone giving you a confident single number is guessing. What can be explained is the stages and what determines the pace of each.

What is mediation, and when is it worth considering?

A structured negotiation with a neutral third party. It is often worth considering where a continuing relationship matters, such as family or business partners, and where both sides want a faster end.

What should I bring to a first meeting?

Every document connected to the matter, in date order, including the ones that are unhelpful. A chronology written on one page is more useful than a folder without one.
